TLC Modular Homes is a family owned and operated company located in Goldendale, Washington. We opened our doors for business in 1999 with some of the first orders placed by our employees. Their homes were completed before the factory was built, and this “open-air” modular construction attracted lots of attention and, ultimately, referrals. The factory was completed in 2000 and homes and other buildings have since been built and placed in Washington, Oregon, Idaho, and California. We have had interested home buyers from Alaska, but do not currently have a means of serving that market. We sell direct to home buyers in Washington, Oregon, and Idaho. California does not allow us to sell direct, so California homes have to go through a dealer or licensed contractor. We have used dealers for large projects and projects that would require excessive travel for our placement crew.
Buildings for Washington, Oregon, or Idaho receive plan review approvals from State agencies, and all in-plant inspections are done by Washington State inspectors through interstate agreements. California buildings require a State approved third party plan review and inspection process, with additional requirements depending on the project. All buildings meet local building codes just like site built buildings. We have built the following styles of buildings:
- custom residences including ranch, prow ranch, cape cod, loft, duplex, townhomes, and cabins
- office building and medical centers
- community recreation centers
- worker housing for agriculture and wind farms
- worksite operations and maintenance centers and job shacks

Our friendly staff is available to give you a guided tour through our factory. We gladly provide these tours so that you may see firsthand the quality of our building materials and workmanship.
We are open Monday through Friday from 8 AM to 4:30 PM and on Saturdays by appointment. Feel free to visit during business hours or call ahead to schedule a time just for you.
